Buyers save on Closing Costs
I am a Full-Service, Discount Realtor. When I work with Sellers, I reduce my brokerage fees. In our market, buyers almost never pay any fees to their agent. So there are no fees to be reduced. So when I work with buyers, I offer to help pay their closing costs.
Use me as your buyer's agent and I will offer up to 1/3 of my commission to help pay your closing costs. Most homes in our area offer a 2.5% to 3% buyer's agent commission. So on a $100,000 home you would save between $830 to $1,000 in closing costs. Homes in other price ranges are prorated from there. The only limitations are as follows:
1) The payment must be disclosed in the offer to purchase.
2) Your lender must allow me to pay a portion of you closing costs and that the payment be included on the HUD statement at closing,
3) The title company must also allow the payment appear on the HUD statement,
4) WebMLS company policy requires my minimum commission to be $1000. So lower priced properties, depending on buyer’s agent commission offered may be eligible for a smaller percentage or possibly no closing costs at all.
